This training will provide insight to the procedures during the decision making process, addressing the pre-application stage as well as when the consumer is actually submitting an Application.  During the period when consumers are loan shopping, lenders may start by providing general information to consumers and it may turn into making an evaluation of creditworthiness and possibly an application or denial of credit.  These up-front stages, including how and when to respond through disclosures and “action taken”, can be very confusing. 

Your Institution may or may not be required to collect and report under the Home Mortgage Disclosure Act.  For purposes of this webinar we will point out the slight differences between ECOA and HMDA and specifically address coding the “action taken” for Applications including Requests for Preapproval of an Application for Purchase, whether a loan is originated or not!  Because the HMDA report is the "bird's eye view" reflecting the disposition of mortgage loan applications, the cumulative results may be surprising. Often times Examiners/Auditors will look for the loan application dates on the HMDA report and then reverse engineer the process in an effort to track what your Institution deems as the time of Application.
